Overview:

Northshore is a thematic neighborhood and mixed residential community in Saratoga Springs, Utah. It encompasses approximately 136 acres and over 1,150 dwelling units. Located on the shore of Utah Lake, the development encountered high groundwater during construction. Because of this, reinforced concrete pipe and precast box culvert were the best options for their drainage needs. Over 13,000 feet of RCP was installed on this project, and an additional 4,000 feet of box culvert.

Narrative:

In early 2019, D.R. Horton completed work on the first phase of a thematic mixed residential community in Saratoga Springs, Utah. This high density development provide residents many options for an active lifestyle – a community pool and clubhouse, parks and trails, sport courts, and water recreation that includes boating, fishing, kayaking and more at nearby Utah Lake.

Because of its proximity to the lake, the water table is relatively high in the area. High ground water poses issues for drainage pipe, as lightweight flexible pipe is prone to flotation. In order to protect the infrastructure and ensure a long design life, the project chose to use reinforced concrete pipe (RCP) and precast box culvert to convey the drainage throughout the development. This project, once completed, will utilize 8,352 feet of 36-inch RCP, over 5,000 feet of 15-inch RCP, and 4,060 feet of 7′ x 3′ precast box culvert.

The second phase of this development was completed in the middle of 2020, and the third phase is currently under construction.
